1. It should be waterproof

2. It should be washable

6. It should be a dense mattress

A dense mattress will neither sag too quickly nor break down easily from different places. There is a small test that you can do to check the density of the mattress. Try to press the mattress with both your hands on either side. If you are able to easily press the king size memory foam mattress, it is not dense enough and will not be durable as well.
